This policy applies to property listing packages, featured advertisements and other advertising services purchased from AduwataGewalIdam.lk, operated by EOFFICE INTERNATIONAL (PRIVATE) LIMITED, company registration number PV00267327.
Business location: Piliyandala, Colombo, Sri Lanka. We operate entirely online. Refund support: [email protected]. Telephone/WhatsApp: +94 74 296 3837.
Our services are digital advertising services, so physical return shipping or product-return packaging does not apply. This policy concerns our advertising charges. Payments, deposits or commissions paid directly to a property owner, agent, developer or other third party are governed by that transaction and applicable law, rather than by a refund of our advertising fee.
Your applicable statutory rights take priority. This policy does not exclude a refund, compensation, cooling-off right, payment dispute or other remedy provided by law.
1. Cancelling before use
You may request a full refund of a paid advertising package within seven calendar days of purchase if it is wholly unused: no property advertisement has been submitted or published using it and no paid benefit has been used. Activating unused account credits alone does not remove this seven-day option. This is our voluntary cancellation offer and is additional to statutory rights.
A featured promotion or other individual service that has not started may be cancelled for a full refund before activation. Contact support promptly so fulfilment can be stopped. We consider the recorded time your cancellation request was received and whether service had started at that time, rather than relying only on when staff processed it.
Once a package or promotion has been used or properly started, a change of mind does not automatically create a discretionary refund for the used service or unused balance. The service-failure and statutory-rights provisions below still apply. Free services have no purchase price to refund.
2. Duplicate charges, failed payments and billing errors
We refund a verified duplicate successful charge for the same intended purchase. If you paid the wrong amount because of our billing error, we correct the order and refund any overcharge. We will not replace a refund that is due with compulsory credit for an additional unwanted purchase.
If your bank shows a debit but the website shows pending, failed or cancelled, send the order and payment reference before paying again. We check the payment-provider record to establish whether money was successfully received, remains pending or is being reversed. A temporary authorisation is not necessarily a completed payment. The appropriate correction or refund follows the verified result.
3. Paid services that cannot be delivered
You are eligible for a full refund where we receive payment but cannot provide any of the purchased service, including a platform failure that prevents activation and cannot be remedied promptly. We may offer restoration of the full purchased entitlement as an alternative, but will not force credit or an extension instead of a refund you are legally entitled to receive.
If only part of a continuing or separable service cannot be provided because of our failure, we provide an appropriate remedy reflecting the undelivered part. For time-based featured advertising, a proportionate refund is normally calculated as the price paid for that promotion multiplied by the undelivered portion of its purchased duration. For a package containing different benefits, we use any allocation disclosed before purchase or explain a fair allocation based on the actual package price and affected benefits. We do not use undisclosed penalties or count a benefit twice. The same principles apply if we discontinue a paid service before completing it.
If our system accepts payment for a featured promotion but the underlying listing's eligibility or expiry prevents us delivering the purchased duration, we resolve the conflict with your agreement or refund the undelivered promotion. A listing's first publication starts a continuing advertising service; it does not mean its entire purchased duration has already been delivered.
Report a delivery problem as soon as reasonably possible so we can investigate and preserve the relevant order and publication records. A delay in reporting does not remove a statutory right.
4. Rejected listings and restrictions
If a paid individual advertisement or promotion is rejected before delivery, we explain the reason and refund the undelivered service unless you choose an appropriate alternative. A rejected advertisement should not consume a paid allowance where the rejection resulted from our error.
For a partly used multi-listing package, we assess the value of affected benefits rather than automatically refunding the whole package or automatically keeping every payment. Where content is removed for a genuine breach of the terms, the properly delivered service is not normally refunded solely because of that breach. We assess any remaining entitlement fairly and under applicable law; suspension is not an automatic penalty forfeiting all unused purchases.
You may ask for review if you believe rejection or restriction was mistaken. We correct our error and restore the entitlement or provide an appropriate refund.
5. Situations that do not normally qualify for a discretionary refund
Subject to the rights and service-failure remedies above, a refund is not normally available solely because:
- A correctly delivered advertisement receives fewer enquiries than hoped or does not produce a sale, tenancy or desired price.
- The property is sold, rented or withdrawn during a correctly delivered advertising period.
- You delete or pause a correctly delivered listing, change your marketing plans or stop using an account after using the package.
- You request transfer of a used listing or featured promotion to a different property or account where that transfer was not included in the purchase.
- An unused allowance expires after it was made available for the agreed period without a failure on our part, and the seven-day unused-package cancellation offer no longer applies.
These provisions do not excuse misleading descriptions, billing mistakes, unlawful terms or failure to deliver the purchased service.
6. Cooling-off rights where another law applies
If a law applicable to your purchase gives you a cancellation or withdrawal period, we honour that right and the information, consent and refund requirements attached to it. In particular, where EU/EEA or UK consumer withdrawal rules legally apply to your distance purchase of advertising services, the usual withdrawal period is 14 calendar days from the day after the service contract is concluded, without needing to give a reason. A longer period or another protection provided by the governing law takes priority. These rights depend on your consumer status and the law governing the purchase; a business advertising purchase does not automatically attract consumer cooling-off rights. This is not a statement that every overseas purchase is governed by those rules.
Where an express request or acknowledgement is legally needed to begin a service during that period, it must be obtained separately and clearly. A general acceptance of website terms does not by itself waive every cancellation right. Any proportionate amount lawfully payable for service supplied at your express request before withdrawal is assessed under the relevant law. Loss of a withdrawal right on full performance applies only where the legal conditions, including required prior consent and acknowledgement, are met. Publication alone is not full performance of a service sold for a continuing period.
Send an unambiguous cancellation statement to the support email above, or use another cancellation method made available to you. The optional form below can be used, but is not compulsory. Where the governing rules require reimbursement within 14 days of being informed of withdrawal, we meet that deadline, subject only to lawful conditions; the ordinary operating targets below do not extend it.
Optional withdrawal notice: To EOFFICE INTERNATIONAL (PRIVATE) LIMITED, using the support email above: I/we notify you that I/we withdraw from the contract for the following advertising service. Please provide the service/order reference, purchase date, your name, contact/postal address, account email and the date of the notice. Only information reasonably necessary to identify and process the request is required.
7. How to request a refund or cancellation
Email [email protected] with the subject Refund or Cancellation Request and provide:
- The account email or contact used for the purchase.
- The order number, payment reference and relevant listing, where available.
- The purchase date and amount.
- A short explanation and any relevant evidence of the issue.
An email stating your decision to cancel is sufficient to start the request; contact us if a reference is unavailable. We ask for additional information only where reasonably needed to identify the purchase, verify authority or investigate the issue. Do not send passwords, PINs, OTPs, CVVs or full card numbers.
8. Review, payment method and timing
We aim to acknowledge a request within two business days, provide an initial decision or investigation update within five business days, and initiate an approved refund within three business days of approval, or sooner where law requires. If more investigation is necessary, we explain why and provide an update. These operating targets do not extend a mandatory legal deadline.
Refunds are normally made through the original payment route where that route and the available integration support the required refund. Some non-card methods, partial refunds or other cases may need an agreed verified bank transfer or another lawful method. We explain the method and do not send funds to an unrelated recipient merely because new details are provided by message.
Payment-provider and bank processing time is separate from our decision and initiation time. PayHere describes some delayed card refunds as taking around five to ten days after processing, and sometimes longer. We provide the available refund reference or status and help investigate an unusual delay. We do not guarantee that every payment method will show an immediate reversal.
We do not charge a refund administration fee for a duplicate charge or our failure to deliver. Currency conversion and separate charges imposed by your bank may be outside our control; this does not reduce a refund or other entitlement that the law requires us to provide.
9. Disputes and related policies
If you disagree with a decision, reply with the order reference and reason for review. We consider relevant evidence and explain the outcome. Internal review does not remove an applicable right to contact the Consumer Affairs Authority, your payment provider, a competent court or another regulator. External complaint and payment-dispute deadlines may differ; do not wait for internal review if doing so would risk missing an applicable deadline. Tell us about a related payment dispute where possible so duplicate recovery can be avoided; you are not required to waive a lawful dispute right to ask for a refund.
Read this policy with our Terms and Conditions and Privacy Policy. A business day means Monday to Friday excluding Sri Lankan public holidays. Other days are calendar days. Where no time zone is stated, Sri Lanka time applies.
Changes apply prospectively and do not remove rights attached to an existing purchase. Contact EOFFICE INTERNATIONAL (PRIVATE) LIMITED, PV00267327, using the support email or telephone above.
